Who needs a Commercial EPC ?

All commercial properties require a Commercial EPC before they can be sold, marketed or occupied. There are a few exceptions which include

For existing buildings where multiple occupancy is concerned, such as business centres or large complexes split into individual tenancies each of the "units" require their own EPC.

What is the benefit of a Commercial EPC ?

Firstly it helps ensure you comply with the law and avoid fines or are prevented from selling or marketing your property. How long is a Commercial EPC valid for ?

A Commercial EPC is valid for 10 years unless there are changes to the physical size, an extension or combining of areas, or the heating/ventilation systems are changed.

What happens if we don't have an EPC ?

You will not be able to complete the sale or enter into a new lease agreement.

You can be fined between £500 and £5000  which based on the RV (rateable value) of the building if you do not have a Commercial EPC. 

Brexit 

The commitment remains to the existing law. Commercial properties are major consumers of power and the governments objectives are to reduce the carbon footprint of industry. In fact there are additional regulations coming into force in April 2018 - MEES (Minimum Energy Efficiency Standards) which set a level of energy efficiency as an "E". These standards mean that any property not acheiving these standards cannot be sold or marketed.
